What happens if the tenant stops paying?

If a payment is missed, the owner must contact us before the 25th of that month, providing details of the incident. From that moment on, the corresponding coverage is activated, which includes legal defence and the processing of legal proceedings until the property is recovered. Furthermore, with the HexaCare Comfort Plan, the owner continues to receive their rent on time on the 5th of each month.

Does the non-payment insurance have a month limit?

No. Coverage is indefinite until the property is recovered and includes legal defence and full processing.

What is the difference between the Guaranteed Plan and the HexaCare Comfort Plan?

Both of them include coverage for non-payment. With the HexaCare Comfort Plan, you receive your rent on time on the 5th of each month, even if the tenant has not paid. In addition, it includes assistance from trusted professionals to take care of any housing-related needs.

Why do we work on an exclusive basis only?

Because that is the only way we can guarantee that your property will be rented in less than 45 days. We invest in advertising, professional photo shoots and personalised management. Furthermore, we work exclusively to uphold our commitment to candidates and offer them a professional, transparent and high-quality experience.

Is there an initial commission?

No. There is no initial commission. We only charge the owner our fees equivalent to one month's rent for managing the search, advertising, viewings, selection and formalisation of the contract. After that, the monthly fee corresponding to the plan chosen by the owner is applied.

Why are agency fees paid by the owner and not the tenant?

According to Law 12/2023, of 24 May, on the Right to Housing, which modifies Article 20 of the LAU, the costs of property management and contract formalisation must be borne by owners when they are legal entities. At Hexacasa, we apply this principle in all cases to offer transparent management at no cost to the tenant.
